It really is starting to feel like Christmas in Charleston, South Carolina. I have several new clients who called or emailed me this month on hopes to live soon live in Charleston. One in particular is a beautiful family from New York city. They explored my web site and found several excellent homes in Ion, a new community not far from downtown Charleston in Mount Pleasant. I also suggested we consider Daniel Island where I live and work.
I was able to find them several large custom homes that are presently on the market well under value due to the present market conditions. One home on Daniel Island was featured in Southern Living and sold for $1, 950,000 a few years ago and it is now on the market for $1,400,000.
So tis the season for great buys....Ho-Ho-Ho! Talk to Mike....
It's been reported that 29 lots have sold this year on Daniel Island. This is a positive sign since the lot market has declined over the past three years in and around the Tri-County region. Of the 29 lots sold this year, 12 were under $300,000, 12 were priced between $300,000 and $1 million, five were over $ 1 million and the highest priced lot sold for $2 million! The total being $18.2 million, or an average of $628,448. I understand that some excellent incentives help drive these sales. The main incentive offered was a Daniel Island Club membership with lots purchased on the north side or club side of the community. The normal required membership equity fee was approx. $80-90,000 to join.
Let's hope the market for lots and single family homes on Daniel Island continues to increase in the coming months and well into 2010.

Daniel Island is located just 10 minutes from the new site and offers many excellent amenities to new home buyers such as: custom built homes starting at $500,000-5,000,000, National Built homes starting at $350,000-800,000, new building lots starting in the $150's - $1,700,000, new elementary school, private day-care, private Catholic High School - Bishop England, many parks, pools, running & biking trails, commercial district, private golf club offering 36-holes of championship golf, fitness ctr., pool, and beautiful clubhouse for dining and events.
